Las Vegas commercial property continues to become more attractive as the real estate market grows at a record pace.  The real estate market has been kept strong by low interest rates, continued growth and expansion of the gaming industry, and a friendly tax climate offering special benefits to corporations and companies who buy or relocate to Las Vegas. 

The latest trend in Las Vegas commercial property is what some have called the “Manhattanization” of  the fun capital of America.  High rise condominiums are booming up into the sky from the popular and  famous “strip” to the downtown redevelopment area and outer lying suburbs.  Commercial and industrial properties are still attracting many suiters, but the high rise condominiums are the newest craze.   Only last year alone, over forty luxury high rise condominiums have been announced by developers, including celebrities like George Clooney. 

Prices for these luxurious condominiums start at around $500,000 and go as high as $3 million for penthouse condos at casinos like the Hard Rock and the Palms.  As land prices continue to escalate, Las Vegas commercial property follows and adapts to the changing situation.  Many of these high rise condominiums come fully loaded with on site recreation centers, club houses, restaurants and  stores.

As more baby boomers retire, many of them find themselves in Las Vegas, for its great retirement golf course communities and relatively inexpensive cost of living.

In addition to living, Clark County has seen a large growth in warehouse and commercial/industrial property as the area has become a large train, airplane, and trucking shipping hub for the entire western part of the United States.  And business owners continue to flock to the gaming capital of America because of its great weather- the sun shines over 90% of the time with an average humidity of just 19%.  You can't knock that.
